Eligibility & Qualification

We have loan options starting at 580 credit score for FHA loans, though 620+ opens more programs with better rates. VA loans have no minimum score requirement, and we even have portfolio lenders for scores below 580. Our 175+ lenders mean we can find solutions others can't. We'll also provide free credit improvement guidance if needed.

You can buy with as little as 0% down through VA or USDA loans if eligible. FHA requires just 3.5% down, and conventional loans start at 3%. We also work with down payment assistance programs that can cover your entire down payment. For a $400,000 home, you could buy with as little as $12,000-14,000 down, and sometimes less with assistance.

Absolutely! We help structure gift funds from family, employers, or non-profits properly. Many buyers don't know about the $10,000-30,000 in assistance programs available. We work with state grants, county programs, employer benefits, and non-profit assistance. Some programs are forgivable after 5 years, essentially free money.

Yes! Self-employed buyers are our specialty. We offer bank statement loans using 12-24 months of deposits instead of tax returns, perfect for those with write-offs. We also work with 1099 contractors, gig economy workers, and business owners. Our underwriters know how to maximize your qualifying income while staying compliant.

Previous financial challenges don't disqualify you. FHA allows purchases 2 years after Chapter 7 bankruptcy, 1 year after Chapter 13. VA requires 2 years from bankruptcy. Foreclosures typically require 3 years. We have lenders with even shorter waiting periods and will create your comeback plan.

The Home Buying Process
